Buying notes in a hot RE market???

New to note investing, but quite familar with apartment investing and so on. I am in the Southern Cal marketplace. Does the extremely hot real estate market affect note buying? If so why? If not why? I buy and sell apartments, but with the market hte way it is, finding a "deal" is difficult to come by. That brings me to the concept of note buying....any feedback is welcomed!
