Looks like you are reversing your priorities here.

Remember you get smallest discount or most cash for a
1st position note.

To sell the $189,000 for cash up front,this needs to be in 1st position.

Using your numbers

Price $249,000
Down $15,000

$189,900 1st (sell for cash to seller)

Seller carry 2nd (45,000 + 15,000) $60,000

This is about a 75-21-6 instead of a usual 80-10-10
