commercial note about to foreclose

Party contacted me asking for help on his convenience store which is going into foreclosure. The foreclosure is set for Dec. 3rd. His middle score is 520, LTV is aprox 50% according to this gentleman. He has been a consistently late payor.
With these facts known, is this a note that anyone should be interested in purchasing. Very new to notes obviously. Thanks for all help.
