Getting Started with Brokering

I am trying to get started and looked at the Chase Financial route but my feedback is that it is pretty much fluff. What I was hoping to do was harvest as much info from this site and others that have been recommended. However, what I was really looking for are 2 things.. One, samples of ads and letters to attract potential sellers. Two, where to advertise them for sale to buyers. I guess there is a list of buyers (directory?) and thought I would find that in the manual.. Maybe someone else has some recommendations?
