Compettition?

John is there a tremendous amount of competion in this business? I am thinking about buying homes then selling on contract and then selling the notes. What would you think of the risk of doing this. I have been in the buisness of buying, fixing and holding as rentals. I am now getting tired of this since I am getting older all the time.. I have already sold about 30 homes in the last year and bought a couple of shopping centers. I am really in a mode that I would like to pay those off and thought if I bought homes, sold them on contract and soon after sold the notes I could pay off the centers a lot quicker.
