creative addendum

I have an agreement of sale but i don't want to show all of my seller assist on it. How can i legally and creatively structure my addendum to reflect all of my seller assist. The seller has agreed to over 10k in seller assist. The maximum seller assist on a 50k propery is 6% which is much less than 10k and i don't want it on the hud1.
Any help is appreciated. :-o
