Landowner is looking to sell on the rental payments received from a real estate lease.
Currently receives $50,000 per year. The annual payments are expected to rise by the rate of inflation. There are no break clauses and the tenant is strong.
He wishes to sell the next 20 years worth of payments. Considering that there is no real estate backing this should the tenant stop paying, how would i value this.
Advice appreciated, thanks.
