How hard is it to find notes?

How hard is it to find notes that you can then turn around and sell?

Is it really practical to go down to court house & find people who have notes that could be bought at a discount & then sold? Or do you have to spend millions of hours & send out tons of mail in order to find some decent notes?

I guess what I'm asking is if you were to put the same amount of time into real estate vs. notes, which one are you more likely to be successful with? Is finding & then brokering notes a profitable enough niche to focus lots of time on?
