With such a well seasoned note, the income issues should not be a major underwriting factor in my book as to whether or not this note is a viable investment (I know we would have interest)....
As long as you have an accurate account of the configuration of the property being rented out (eg. 10 two bedroom /one bathroom units, of approx. 700 Square feet each, etc.)- there should a way to obtain a "rental survey" of what other similar properties are currently bringing in, as to the revenues they generate in the marketplace.
