Big Question about Owner Finance and Paperbiz.com

I am about to invest a little money in one of the companies that give help structuring real estate deals. I think I have to find the qualified buyer and the seler who has a house that the buyer can buy and the Company will fund the money to hold the note and I get a small to mid profit. Are they legit or are these companies bogus? It will only cost me $199 to get started with "Owner Finance Inc," and I hav a decent knowledge of real estate and I do love fooling with real estate, I just don't have the capitol or credit for these type
deals. ANY HELP WOULD BE GREATLY APPRECIATED.
