These terms sound like there should be lots of conventional lenders. What's not being said? Will the property not appraise this high, or the buyer has credit in the 300's or what? Why is this sale being owner financed? It's hard to express an interest when there is something this unusual ie. large down payment, above market interest, and early balloon with no revealed downside.
