Selling a Land Contract

I'm negotiating a Land Contract deal (deadline for my response is 10/2).

My question is: do I have rights of appointment of this deal to another investor so I can cash out right away?

Thanks for any info you have. I'm desperately seeking a way to sell the 3BR 1BA house in a slow market where real estate value is on the low side.
