Your on the right track. Offering to sell a property with Owner financing is a Wonderful TOOL that allows you to more agreesively market your home.

Owner financing works in ANY market - this is true because by expanding the potential universe of potential buyers for your home, and making your home stand out or become more distinguished from others on the market, your going to attract more interest from potential buyers.

If the transaction is structured correctly, there is no reason why you cannot SELL off a newly created Land contract (or mortgage, trust deed, etc.) so that you can acheive cash liquidity even though you are selling and financing the sale.

We purchase "paper"created under these circumstances all the time.
