I have an opportunity to purchase a moderately-priced home in Scottsdale, Arizona in which to live live and occupy.
It's a $175,000 SFR in a great location. The seller of the property is a mortgage broker and will help considerably to make the deal work. I don't have good credit due to a failed business partnership. While I can qualify for financing the LTV is low and the interest rate is high. The seller has suggested finding a qualifying party to assist in obtaining a 90%LTV at a good rate.
My problem is I don't have any immediate family or friends who can help. So, what can I offer a qualifying party... no money is required, just good credit... that is reasonable and attractive to get the help I need. I plan to live in the home a long time... at the very least 5 years.
Any help or insight would be appreciated.
