Finding 'motivated sellers' for flipping notes

I am just getting started in the real estate biz. I would like to buy & sell notes, i.e getting a property under purchase contract & flipping it to another investor. Although I understand the basics of doing this, my question is where & how is the best way to find motivated sellers, what criteria to use to find them. And what is the best way to put a property under contract; Am I correct in doing this??? Help!
