Creating notes.

I have quite a few homes and would like to cash out. I have owned these homes anywhere from 6 months to 25 years. I would like to sell them out and just start buying homes just to resell them. I am not desperate and do not have to sell but would like to to free up my life a bit from the landlording duties. Would I be best to sell them on contract and then list the note. What kind of discounts should I expect?
