As an alternative to selling on contract you could lease option some of your properties. Might be a good way to relieve some of the landlording responsibilities and still retain the properties.
Not sure if selling on contact would be beneficial in your case, unless you need to unload a property quickly or have a property that is difficult to sell.
Why not just sell by owner?
