I've been learning the note business for awhile now, and as I was working on my marketing plan (the most important part right?) I started wondering if there was an easier way. Then I stumble across this site at http://www.commissionexpress.com that offers a franchise ... basically what they do is factor realtor's commissions. After doing a little research it sounds like these people, and their franchisees, are doing VERY well. I spoke to the guy who runs the Boston franchise and he says that their average transaction yields 10.02% in 41 days. That's close to 100% yield a year ... way more than one could expect to make with mortgage notes isn't it? And it just seems like such a no-brainer business ... Realtors love the idea and something like 80% of their business is agents coming back time and time again every time they close a sale. So what am I missing here? ... this sounds like such a great business. Easy to market ... easy to do ... and very very profitable. I would love to hear what any of you "experts" think, especially John Behle whom I respect very much.
